Pre-Lease Assessments (PLA)

Working with CEOs, FDs and Property Managers we provide a ‘Pre-Lease’ liability assessments, quantifying a day one liability. Our pre-lease assessments highlight the principal considerations, providing a property description, a quantified notional dilapidations assessment and a photographic summary.

This exercise is used at negotiation stage and will often result in an increased incentive from the landlord, the production of a Schedule of Condition, a capital contribution or the landlord completing works ahead of handover.

As the end of a lease approaches, we advise on the possible strategies to minimise risk and exposure for tenants or landlords.
