SCHEDULE OF CONDITION FOR RETAIL TENANT

RB were selected to work with a multiple occupancy retail tenant who were entering new 10 year occupational lease terms across a wide portfolio of properties and wanted to limit their exposure to reinstatement and repair liabilities.

The property was accurately recorded in the pre-handover condition. Published with 48 hours the detailed schedule of condition was then agreed with the LL and engrossed within the new occupation lease.

RB accurately recorded the demise and reviewed the HOTs/ AFL and preparation of a detailed SOC. This gave the tenant >£500k of protection, which was offered by the inclusion of the SOC document for each of the portfolio properties.
